Modular Homes
Often mistakenly considered the same types of dwellings, manufactured homes and modular homes have some differences. Manufactured homes, referred to as mobile homes in the past, are built entirely in a factory. Manufactured homes are built to a federal building code, known as the HUD code. Modular homes are built partially in a factory and then transported to the home site for final assembly by local contractors. Modular homes are built to a state building code.
No Longer a “Mobile” Home
Mobile home is an old term used to describe manufactured housing built prior to the passage of the National Manufactured Housing Construction and Safety Standards Act of 1974 (42 U.S.C.A. §§ 5401-5426) and the enactment of the 1976 HUD Code. During the 1980's and 1990's, mobile homes started looking more and more like regular stick-built homes. Two- section and multi-sections homes started appearing on the scene with steeper pitch roofs, covered porches and other residential features not normally associated with standard looking mobile homes.
The industry decided to drop the term “mobile home” because it no longer accurately described the new styles and sizes of homes being produced. Today, the industry prefers to use the term “manufactured home” rather than “mobile home”.
Today's Manufactured-Home Communities are not what they used to be. Gone are the "mobile-home parks" of the past. Today they are well-planned, attractive and secure and offer many services and amenities. Depending on the region of the country, manufactured homes can save you 10 to 35% per square foot than a site-built home.
